We are
currently building Columbia, MO
Concrete:
- Acid sealer is applied to the garage floor and driveway. This protects
the concrete from salts and prevents ice from penetrating the concrete
surface, adding longer life and decreasing the chances of cracking
and weather damage.
Framing:
- All framing lumber brought to the job site is #2 grade or higher.
- Studs
are placed 16" on the center.
- The floor joists are structure select
2x10's which are the strongest available.
- The subfloor is 3/4" tongue
and grooved plywood ( screwed and glued to the joists to prevent
squeaking.
- The roof rafters are placed 16" on the center, providing
extra strength.
Windows:
- Ellison double hung vinyl windows with grills and screens, which
provide for better visibility and easier cleaning.
Shingles
- We use 30 year architectural shingles
Wall Exterior
- The exterior monarch consists of brick and vinyl siding. The siding
is 4" Dutch lap vinyl siding with a maintenance free warranty. Aluminum
fascia, gutters, and downspouts.
- Our homes include a steel insulated garage door with two openers
and a keyless entry pad.
- Exterior doors consist of a steel entry door with glass. Atrium doors
leading from the kitchen to the deck and downstairs living room to
the backyard. A double steel door opens into a large workshop area.
Plumbing
- Lasco whirlpool tub in the master bath
- Moen Chateau faucets
- 2 50 gallon gas water heaters
- Refrigeration line is also roughed in for an icemaker in the kitchen.
- Recirculating hot water pump to deliver instant hot water.
Mechanical
- The furnace is a 100,000 BTU gas furnace with 90% efficiency.
- Air conditioning is a 3-ton unit and coil with 10-seer efficiency.
- Ample supply and return ducts are run on the main floor with supply
registers in the unfinished basement.

Insulation
- All houses are insulated using cellulose insulation. Cellulose insulation
provides for lower utility bills and superior noise reduction. It is
insect and rodent resistant, flame retardant and environmentally friendly
because its made from recycled newsprint.
Interior Finish
- Gas fireplace with chrome louvers
- Flooring consisting of ceramic tile in all bathrooms and laundry
room, wood flooring in the kitchen which is 3/4" #2 hardwood floor,
and carpet.
- All doors are a six-panel interior doors with double doors in bedroom
closets where designed.
- Custom cabinetry in the kitchen.
- Swanstone sink with Formica countertops in kitchen.
- Marble counter tops in all bathrooms with a double vanity in the
master bath.
- Pre-wired for cable television, computer and telephone in each bedroom.
- Custom trim package.
Paint
- Two color choices for walls in a latex paint.
- Semi-gloss paint for trim in the white to off-white category.
Appliances
- Kenmore microwave, flat-top electric stove, dishwasher and garbage
disposal.
Landscaping
- Fully sodded front yard and going 1/3 down each side, with seeded
back yard.
- Professionally landscaped with three trees, with at least a 2" caliper
as well as six shrubs.
